Bats call for extra care around here. The Middlesex-London Health Unit found that all 11 animals that tested positive for rabies from 2014 to 2018 were bats. If anyone in the house has touched a bat, call the health unit before anything else.
Wet, mouldy and smoke-damaged insulation removal takes out insulation that water or fire has ruined. In a London winter, the usual cause is an ice dam. Warmth from the house slips into the attic and thaws the lower layer of roof snow, that meltwater refreezes along the overhang, and the next thaw pushes water sideways beneath the shingles.
London sits on the edge of the Lake Huron snowbelt and gets about 76 inches of snow a year, so there is plenty on the roof to feed an ice dam. The water drips into the insulation at the eaves, where it is hardest to spot.
